Your client reads the variation and signs it on their phone before anyone picks up a tool. The daily log keeps the dates for the day somebody argues about them.
The client wants the ensuite moved. The plumber's already roughed in. You text a price, they reply yes, and three months later nobody agrees on what yes meant. Here you send the variation as a document, your client signs it on their phone, and you have the signed copy and the time they signed before the plumber comes back.
Variations signed before the work starts
Upload the variation, quote or contract and send it through Send & Sign. Your client opens a private link, reads it and signs on the same page, with no account and nothing to install. You see when it was opened and signed.
Log it against the job in Project Management too, and the contract sum moves with it.
When the client asks, the dates are already written down
Most arguments on a job are about when. When the slab was poured, when the rain started, when the client changed their mind about the tiles. The daily log and site photos go on the job as they happen, and RFIs keep the question, the answer and who answered it.
Your subbies' quotes, side by side
Post the scope to the open jobs board on Marketplace, or invite the trades you already use. Compare the quotes and award the work, and it's set up in Project Management. Posting and comparing quotes need a paid plan. Trades on Free quote any job they're invited to, so the subbies you invite quote at no cost to them.
Trades record their licence, insurance and ABN on their profile. Urban Pulse doesn't check them with the issuer yet, so ask the trade for them and check before you award.

Raise a progress claim when a milestone is reached and have it certified.
Retention releases, signed off
Record each retention release on the job, with the amount and the person who approved it.
Defects tracked until fixed
Raise the defect with how serious it is, and it stays open until someone closes it.

Who can use Marketplace?
Anyone with a verified account, Free or paid, can see open jobs and bid on them. On any paid plan you can post the scope on Marketplace, invite the businesses you want, compare their quotes and choose who gets the work. The agreement is a separate step, and it only shows as signed once the business you chose has signed it.
Can a trade contact me before I award the job?
Only through Marketplace chat. Your phone, email and website stay hidden until you award the job, and so do theirs. Signed out, your job shows its suburb and never the street.
Who lodges the planning application?
The applicant lodges it, you or your client. On Planning Pro, Planning builds your planning pack for you to review and lodge, including a list of the documents to attach, shaped by the mapped overlays on the site (for NSW, separate lists for a development application and a complying development certificate), naming any layer we could not check and marking each document attached or not started. If you'd like help, bring in a town planner through Marketplace.
